$91,319.65-$114,149.57 (Salary determined by educational attainment per collective bargaining agreement)

OVERVIEW: Under general supervision of the Director of Buildings and Grounds, the Assistant Supervisor of Custodians and Maintenance plans, organizes, and accomplishes the goals and objectives of the Facility Division of the Inspectional Services Department and assists in planning, organization, and execution of projects related to the maintenance, repair, improvement, and cleanliness of district facilities. Supervises all tradesmen and related fields within the Department and oversees all maintenance contractors hired by the Inspectional Services Department.

ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to the following:
• The planning, organization, and oversight of all contract cleaning companies.
• The planning, organization, and supervision of the maintenance and custodial staff.
• Evaluating the physical conditions at each school, including health and safety
issues.
• Scheduling of daily, weekly, monthly, and yearly work of the tradesmen and
custodians.
• Determining staffing for budget purposes for maintaining the physical plant.
• Scheduling of custodians or maintenance personnel in overtime and emergency
situations.
• Evaluating and reporting on the performance of maintenance and custodial staff.
• Reporting of discipline problems and recommending discipline hearings.
• Attend and participate in discipline hearings.
• Assists with planning and scheduling of maintenance projects. Oversees maintenance projects in progress, inspects work, and coordinates work within the framework of site activities.
• Serves as liaison and point of contact between the Site Administrator, Director of Buildings and Grounds, and the contractor performing the work, as assigned.
• Conducts contractor job walks, provides facility information, and assists in the project process.
• Meets with vendors, investigates, and evaluates products and equipment, provides recommendations regarding product quality, price, and suitability for use by the Inspectional Services Department.
• Provides general cost estimates for minor improvement projects, assists Director of Buildings & Grounds in formulating project proposals.
• Processes routine work requests. Screens, evaluates, and assigns work to appropriate trade areas.
• Evaluating the clean, sanitary, and safe conditions at each public building.
• Making of work schedules and safety programs for each school.
• Evaluating the physical conditions at each school including health and safety issues.
• Determining staffing for budget purposes.
• Determining staffing for building cleanliness.
• Scheduling of custodians or maintenance personnel in overtime and emergency situations.
• Evaluating the performance of custodial staff as allowed by contract.
• Reporting of discipline problems and recommending discipline hearings.
• Attend and participate in discipline hearings.
• Conducts a District-wide in-service training program for all custodians, and organizes, trains, and supervises the substitute custodial staff.
• Gives technical advice to other personnel on custodial and operations problems.
• Supervises and makes inspections of the work performed by custodians and contractors on all shifts.
• Supervises and makes inspections of the work of senior custodians and their assigned crews during vacation periods.
• Recommends and assigns extra personnel during summer and vacation periods.
• Prepares reports as required.
• Visits buildings and maintains a record of visits on a yearly basis.
• Other duties as assigned.
• Participates in requisitioning of materials and/or contract services, writes work specifications, receives and evaluates proposals from outside contractors.
• Meets with the supervisor of the occupants of the buildings to discuss maintenance and cleanliness issues, staffing issues, and special problems regarding the physical condition of the school and the care and cleaning of the building.

ABILITY TO:
• Read blueprints and drawings.
• Research, read, and interpret local, State, and Federal codes and regulations.
• Use a computer for custodial and maintenance programs.
• Read and interpret Civil Service Laws.
• Read and interpret equipment manuals.
• Read and interpret contract language.
• Apply tact and courtesy to establish and maintain productive working relationships.
• Communicate effectively, both orally and in writing.
• Provide supervision of a sizable work force of custodial personnel on a daily basis or during large projects.
• Assist with scheduling and supervision of snow removal operations.
• Assist with Use of Building Forms relative to custodial assignment.
• Assist with union job bid meetings.

ADDITIONAL DUTIES REQUIRED:
• Attend meetings as requested by the Director or his designee.
• Assist with daily attendance and assignment of substitute custodial personnel.
• Available on a twenty-four hour, seven day a week basis as required of Salaried Supervisors.
• Assist with responding to security alarm calls on a rotating basis as determined by the Director of Buildings and Grounds.
• Available as essential personnel during States of Emergencies issued by the President, Governor, or Mayor of the City.
